Key Decisions

• Council approved an amendment to Council Bill 2026-082 by a vote of 8-1 (Council Member Hosmer voted no) to rezone approximately 7.64 acres at 3302 South Maryland Avenue from Plan Development No. 13 to Plan Development No. 395. The amendment reduces the number of residential units from 198 to 182, reconfigures the building from a uniform four-story structure to a stepped design with three stories along the eastern and western portions and four stories fronting Walnut Lawn, shifts the building location eastward, removes one access point on Maryland Avenue, and adds a new access point on Walnut Lawn. The amendment also includes provisions for rear yard access points from Maryland Street for King Street addresses with six-foot-tall, six-foot-wide double-door gates.

Watch This

• A public hearing on the amendment to the 3302 South Maryland Avenue rezoning will be held at the May 4th council meeting, at which time council is expected to vote. Residents will have the opportunity to speak on the amendment at that hearing.
• A final traffic impact study for the project has not yet been submitted. The city's traffic staff indicated they need to conduct a scoping meeting with the developer to evaluate operational and safety concerns, particularly regarding the new driveway access on Walnut Lawn. Approval of the Walnut Lawn access point is dependent on the traffic impact study.
